Architectural Review

Many homeowners will eventually want to add or modify their home. The Board would like to provide some guidance on the process and what to look out for. 

Here are a few items we encourage homeowners to consider before submitting their request:

Easement 
An easement is a legal right that allows someone to use a portion of a property for a specific purpose, even though the ownership of that property remains with the property owner.

Plat of Survey
A plat of survey is a detailed visual representation of a property, illustrating its boundaries, dimensions, and any existing improvements such as buildings, fences, or easements. This document is essential for understanding the layout and legal aspects of the property. (Can be provided by a land engineer/surveyor) .

Staking Property Lines
Property line staking provides a visual representation of your property boundaries on the ground, making it easier to understand where your land starts and stops. (Can be provided by a land engineer/surveyor).

Drainage Easement
A drainage easement grants the Rowland Place Homeowners Association the right to access and use a designated part of a property for water management purposes. This ensures proper drainage and helps prevent flooding, while the property owner retains ownership of the land.

Easement Dimensions
In Rowland Place, the easement dimensions are set at 20 feet, which means there is a 10-foot easement zone on each side of the property lines of lots with an easement. This space is designated for specific uses as defined by the easement agreement (Article III - Property Rights of the Rowland Place Covenants; Sections 4 and 5).

If you are unsure about your property lines and easement, the Board has provided links to the entire community development plan in .PFD format. You can find your property by looking up your lot number.

Fence Designs

The following are approved fence designs for Rowland Place:

Wooden Fence - 6 ft tall with cross boards and painted/stained deep brown.
Iron/​Aluminum Fence - 5​ ft tall and painted black.
